The new area being developed by the technology group Tesonet, in Kaunas, in \u017demoji Freda, has received a building permit. The project\u2019s general designer, Be Live, has completed the design of the first phase of the complex, covering approximately 40,000 square meters and has combined offices, residential buildings, a hotel, a conference center and spaces for sports, services and dining into a single urban quarter. An underground parking is planned under the entire site. The project is expected to receive BREEAM New Construction certification.<\/p>\n\n\n\n

The project is being developed in \u017demoji Freda – an area that is rapidly emerging as an extension of Kaunas city center on the left bank of the Nemunas River. Several major urban transformations are taking shape in this part of the city: M. K. \u010ciurlionis Concert Center, a new pedestrian bridge to Nemunas Island, the reconstruction of H. and O. Minkovskiu Street and the development of new multi \u2013 purpose districts.

According to Darius Kvedaras, CEO of Be Live, the conversion of the industrial area in \u017demoji Freda requires a broader approach than simply designing buildings.
\u201cIn the new area, we must balance different functions, underground infrastructure, sustainability requirements, mobility solutions and the broader urban context. \u017demoji Freda is becoming an extension of Kaunas city center on the left bank of the Nemunas River, so such projects must contribute to a cohesive structure for this emerging part of the city,\u201d – says Darius Kvedaras, CEO of Be Live.
Several buildings combining different functions are planned within the industrial area being redeveloped in \u017demoji Freda. The hotel building will include accommodation spaces, a restaurant, a bar, a gym, multifunctional halls and other common areas.
Administrative section will include office spaces, conference center facilities, commercial premises, restaurants, caf\u00e9s and service areas. Residential buildings will feature two – bedroom and larger apartments, while the ground floors are designated for businesses and institutions that contribute to an active urban environment t – caf\u00e9s, bakeries, service providers and other activities relevant to both neighborhood residents and the wider city.
In this project, Be Live serves as general designer – coordinating the design process, integrating solutions from different project parts and helping to ensure that architectural, structural, engineering, transportation and sustainability solutions are aligned from the early stages of the project. The project architects are Aketuri Architektai.
\u201cA multi \u2013 purpose neighborhood must function as a single system. The needs of offices, residential buildings, hotels and retail and dining spaces differ, but the end result must be convenient for people, efficient to operate, and integrate seamlessly into the city. The role of the general designer here is to bring together different disciplines into a cohesive, harmonious project,\u201d – says D. Kvedaras.
Sustainability issues in this project are integrated from its earliest stages. In pursuit of BREEAM New Construction certification, the project evaluates solutions related to energy efficiency, indoor environmental quality, materials, water use, waste management, transportation and environmental impact.
The quarter being developed by Tesonet is the second Be Live project in \u017demoji Freda. This group of integrated project consulting companies is also involved in the construction of M. K. \u010ciurlionis Concert Centre, which is currently underway. The changes taking place in \u017demoji Freda mark the steady transformation of the left bank of the Nemunas into a new attraction hub in Kaunas, where culture, business, living, services and new transport infrastructure come together. \u017demoji Freda is becoming one of the most prominent examples of Kaunas\u2019 transformation.\u201d<\/p>\n\n\n\n
