New construction in Kaunas FEZ has been started: international life sciences technology and equipment manufacturer “Esco Lifesciences” is establishing
Construction of production plant of Singapore medical equipment “Esco Lifesciences” worth 15 million EUR has started in Kaunas Free Economic Zone (FEZ). It will produce laminars and incubators that ensure an optimal microclimate for cells.
"The symbolic digging of the shovel also means that Lithuania is a safe and promising place for a modern production plant. We value not only the neighbourhood of factories, creating high added value in Kaunas FEZ, but also the professionalism and knowledge of Lithuanian specialists. We hope that the new production plant will produce not only medical equipment developed in Lithuania, but also other products of "Esco Laboratories" and "Esco Pharma", – says Evaldas Pečiūnas, representative of "Esco Lifesciences".
A full range of construction consulting services - from ideas, construction management to handing over the keys - is provided by "BE LIVE", which operated under the name "Baltic Engineers" until last year.
Not only storage and office premises will be constructed in a two-story building of production plant of A++ energy class and 7 710 sq.m. area, but also a sports area and a space for exhibitions. Also a wellness room will be offered to employees.
According to Elijas Čivilis, General Director of "Investuok Lietuvoje", the development of "Esco" in Lithuania proves the high level of competences in life sciences in the country.
"The company's choice to establish the only production location in the European Union in Lithuania and to carry out development here proves that we have already reached high standards of talent and skills, which are particularly important for companies operating in the life sciences sector. Aims for sustainability standards
"Esco Lifesciences" production plant will aim for a very good BREEAM sustainability rating, with applied innovations such as life cycle analysis and dynamic energy modelling.
"The sustainability bar for industrial buildings is clearly rising, and sustainability certification is becoming the norm. Together with "Esco Lifesciences", we aim to make the building one of the few of production buildings of new construction that are certified. We overcome this challenge by creating a building from the very ideas, then designing as well as managing the construction process, and even predicting its further life cycle", – says Darius Kvedaras, Director of complex construction consulting company "BE LIVE".
Also ecologists were being consulted while preparing building design. For example, protection of birds from collisions with glass is planned and also the provision of nests and feeders are designed. Piles of rotting wood and stones for small mammals or amphibians shall be installed at the entrances to the building.

NEED OF SUSTAINABLE BUILDINGS INCREASED INCOME OF "BE LIVE"
In 2021, annual turnover of the complex construction consulting company "BE LIVE", operating under the legal name UAB "Baltic Engineers" was 2,78 million. euros. Compared to 2020, it increased by 44 percent. This year, net profit of the company amounted to 150 thousand. euros.
According to Darius Kvedaras, Director of "BE LIVE", the main trend in need of change for construction management is that investment in sustainable building technology becomes synonymous with rationality rather than additional costs for nature protection or comfort.
At the same time, according to the head of the company, the need for integrated consulting is naturally growing, when all services from building idea, design, engineering solutions to construction process management are provided from one source.
"Our income has been increased by naturally expanded range of services from idea to turnkey. Previously prevailing engineering solutions are being replaced by integrated services. Competences in digital design have especially helped us to compete in the market, here we try to be completely higher than others", – says Darius Kvedaras.
This year, "Continental Automotive Lithuania" production plant development project managed by "BE LIVE" was awarded the best in the category of BIM projects for industrial buildings in Digital Construction tender. The company is currently implementing the project for energy-independent "BOD Group" innovation center, "ESCO Lifesciences" medical equipment production plant, Tolminkiemis Gymnasium building in Vilnius and other projects.
The team of "BE LIVE" has already implemented over 500 different building engineering and construction management projects. These include "Dovista" production plant, IKEA shopping centers in Vilnius and Riga, "Apranga" Group offices and logistics center, MO museum and others.
In May of this year, the fast-growing company moved to a new office in "Office 100".
THE BEST BIM PROJECT FOR PRODUCTION BUILDING – DEVELOPMENT OF "CONTINENTAL AUTOMOTIVE LITHUANIA" PRODUCTION PLANT
The best Lithuanian BIM projects of 2022 were announced and awarded at the largest digital construction event in Lithuania - international conference "Digital Construction 2022. Vilnius". Development of "Continental Automotive Lithuania" production plant, implemented by "BE LIVE" and "Merko statyba" was recognized as the best BIM project for production buildings.
In the annual competition organized by public institution "Skaitmeninė statyba", the awards were shared in 6 categories by both public and private sector construction projects implemented using building information modeling (BIM) technologies and methodology.
Up to 33% lower energy costs were achieved in "Continental Automotive Lithuania" production plant building. 4D, 6D, 7D Building Information Modeling (BIM) methodology tools were used in construction design and management of building and its development, which helped to design and construct sustainable production extension of building to continuously operating Continental production plant.
From the very idea stage, project was developed in accordance with the requirements of sustainable building assessment system LEED and FM Global. 6D - life cycle analysis - LCA, dynamic energy modeling and modeling of engineering systems operation were performed in development of sustainable and economical building.
4D project schedule developed to simulate construction process was linked to elements of 3D model. Among the highlights of project is concept of Digital Handover developed by "BE LIVE", where specific data of products, service, instructions and other technical information during construction was linked to 3D elements to form "Assets".
These solutions of "BE LIVE" ensured smooth start-up and operation of 7D building management system. For example, by scanning QR code affixed to the device, the one can find all necessary information, register a fault, find spare parts, and obtain information about maintenance or repair work.
From the 1st March 2022, legislation on mandatory application of BIM in public procurement has entered into force. Organizers of competition are happy that number of companies applying BIM methodology is growing every year, and digital construction is already becoming the standard in the Lithuanian construction market.
In seven years, even 171 applications were submitted to competition "Lithuanian BIM Projects" with private and public BIM projects implemented by Lithuanian companies.
