Baltic FEZ starts new stage of development in Marijampole

UAB "Marijampolės laisvosios ekonominės zonos valdymo bendrovė“ (Baltic FEZ) starts implementation of a new stage of infrastructure development. The projects of the roundabout, new road, pedestrian and bicycle infrastructure initiated by the company have been completed and handed over to Marijampolė municipality for further implementation. They also include all the necessary communication lines - electricity, water supply, drainage, rain, gas, street lighting. Design work was performed by many years operating industrial project management and design company "Be Live", which has been well-known under the name of "Baltic Engineers" until now.

Construction of “BOD GROUP” innovation center in Vilnius is started

New development stage is started in Visoriai Information Technology Park – Building Permit is issued for new Innovation, Research and Laboratory Centre being developed by “BOD GROUP” and construction works are launched. Investments for development of this laboratory complex will reach approximately 22, 4 million Eur. The innovative building will supply itself with heat and cool, and a solar power plant installed on the facade and roof of the building will generate all the electricity necessary for maintenance of building.

School building for educational and learning purposes will soon be constructed in urbanized residential territory of apartments’ in Pilaite, Tolminkiemis str. 2D, Vilnius. Tolminkiemis Gymnasium will open its doors to students of first to twelfth grade.

The teams of UAB “Do Architects”, UAB “Inhus engineering” and UAB “Baltic Engineers” together contributed to the idea of a four-storey, 12,000 m2 area gymnasium. This gymnasium will be suitable for 1,000 students, the education of who is already planned in 88 classes and even more than one gyms.

Heating, ventilation and cooling systems have been designed to ensure the microclimate of the gymnasium premises. Classrooms will have even distribution of cooled air in the area near the windows so that students do not feel the gusts of cool air and thus ensuring the due comfort. Mechanical ventilation systems with extremely high efficiency heat recovery devices are designed for ventilation of gymnasium premises and in order to save space and installation costs to the maximum, ventilation systems of the classrooms and corridors are superposed to ventilate the classrooms during lessons and the corridors during breaks.

Land plot of the project is divided into 5 zones - building, recreational school park, sports grounds, car passage-drive, public leisure park. Football field of at least 3,000 m2 and a running track longer than 100 m are planned on the land plot. Planting of trees and shrubs, installation of a relief bicycle track, a skateboard park, and a children's playground are designed in leisure park project. The closed area of ​​the school, highlights by an abundance of nature and sports grounds and is designed for activities and recreation of students and staff.

In order to achieve the best result, project engineers, teams of structural engineers and other parts of the project have worked very intensively. The school was designed using BIM technology (Building Information Modelling), which optimizes the design process and helps to avoid critical errors.

LŽPT) was established in 2013 and unites real estate development, consulting, design companies, manufacturers of construction materials and academic institutions. We are proud to announce that Baltic Engineers project - Continental plant, has been awarded LEED Gold. This is the highest rated LEED Gold manufacturing building in Lithuania so far and the first Continental plant in the world to be LEED Gold certified.

LEED (Leadership in Energy and Environmental Design), developed by the U.S. Green Building Council (USGBC), is one of the most widely used green building rating system in the world and an international symbol of excellence. Through design, construction and operations practices that improve environmental and human health, LEED-certified buildings are helping to make the world more sustainable.

Continental Automotive Lithuania achieved LEED certification for implementing practical and measurable strategies and solutions in areas including sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality. Green buildings allow companies to operate more sustainably and give the people inside them a healthier, more comfortable space to work. “I am very happy that Continental trusted us and gave an opportunity to implement a project of such high standards for innovation and sustainability. By combining elaboration of detailed BIM (Building Information Modeling) model creation, together we managed to create the top rated green and sustainable manufacturing building ever built in Lithuania. With a result of 70 points, it became country’s first building to have such a high score in LEED v4 version.” - said Darius Kvedaras, Managing Director of Baltic Engineers.

Innovative Solutions for Sustainability

To receive a LEED certificate, Continental had to firstly present the plant project plan to be reviewed and certified. Later the finalized building is audited again to ensure the compliance to the project presented and to the LEED requirements are fulfilled. LEED v4 is grading a project in 8 major Categories such as Integrative Process, Location and Transportation, Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, Innovation. Multiple new and innovative solutions were used for the purpose of the compliance to the LEED certification requirements in Kaunas plant project.

Company had to ensure the involvement of the multiple specialists during regular Design Charette meetings to receive maximum points in Integrative Process category. In Location and Transportation category project received the points for selecting the investment site in the area of low environmental impact. As well points were added for limiting parking places, creating special zones for carpooling users and low-emitting vehicles, and installing numerous charging stations for electric vehicles.

Kaunas plant scored maximum points in Water Efficiency category. Ultra-low-flush and low-flow fixtures were used to reduce indoor water consumption, achieving over 55 percent reduction from the baseline. Outdoor water usage was also greatly reduced by setting out of native and adaptive plant species for project landscaping with no permanent irrigation system required.

Within Energy and Atmosphere category 27 out of 33 points were awarded. Continental building achieved an impressive result of over 51% energy cost savings compared to baseline building in the same climate zone and maximum points were awarded for energy optimization. To ensure that the energy in the building can be utilized as efficiently as possible, an energy simulation was performed as early as the conceptual phase, which was then used as a basis for specifically selecting energy-efficient solutions and materials. The plant is a so-called smart building that has fully integrated building management and energy management systems, which automatically controls building parameters based on real-time demand. Plant has its own cogeneration plant, high-performance envelope, high-efficiency HVAC systems partnered with smart controls and advanced metering to further reduce a building’s energy use.

Furthermore, the selection of construction materials has focused not only on technical suitability, but also on good performance in a detailed life cycle analysis conducted by the Baltic Engineers. The whole-building cradle-to-grave life-cycle assessment (LCA) conducted for the project's structure and enclosure demonstrated between 12% and 30% reduction within six impact categories, compared with a baseline building of the same size, function, orientation, service life, and high operating energy performance. For example, the project achieved over 12% impact reduction for Global Warming Potential (GHG) and over 30% reduction for Stratospheric Ozone Depletion. In order to lower construction impact, over 98% of the construction waste has been diverted from landfill.

The project achieved Exemplary Performance for implementing additional enhanced indoor air quality strategies and maximum interior lighting points for providing advanced lighting control and high-quality LED lighting sources. Interior surfaces have a high reflectance making the spaces brighter and the contrast between work surfaces and wall surfaces has been minimized to create a more comfortable and productive environment.

Multiple studies showed that employees are more productive and express higher job satisfaction in LEED Certified buildings in comparison to the conventional buildings. Certification is proof that buildings are going above and beyond to ensure the space is constructed and operated to the highest level of sustainability. More than 203,000 commercial and institutional projects are currently participating in LEED, in more than 180 countries.

Construction of new pet food factory of 4500m2 area is finished in Kedainiai Free Economic Zone. Buildings’ Construction Completion Act has been issued to the Client UAB “Kormotech” of this industrial complex on 27th of May and 16th of July is the official opening day. Engineering design and consulting company “Baltic Engineers” has supervised construction management and construction completion process.

“Buildings of food industry have their own specifics of designing and installation; they are based on high hygiene requirements. Our team had to manage participants of process with very different experience, who have not always been engaged in construction of such buildings. However, the challenges were successfully overcome - with implementation of timely changes and preparation of homework, construction completion process went really smoothly” – says Darius Kvedaras, Managing director of UAB “Baltic Engineers”.

As it was announced previously, three blocks of food industry building – offices, production and boiler house, are constructed in the land plot of almost two hectares. It is planned, that factory will employ about 20 employees in administration and 70 employees in production, who shall produce and pack up to 20 000 tons of wet, canned pet food per year. With the help of modern equipment from Germany and Denmark major part of production process will be automated.

Kormotech is number 61, among top 100 pet food companies. The company exports its production to 30 countries, such as France, Estonia, the Netherlands, Slovenia or Poland. In the Ukrainian market, this company is a leader in the sale of pet food.

After preparation works, which took nearly a year, “AGA” part of “Linde” group – one of the largest gas production companies’ group in the world, has received permission to construct oxygen and nitrogen production plant in Kėdainiai Free Economic Zone. 20 million euros will be invested into gas production plant and completion of construction is expected by the end of next year. 

“This investment is a strategic step for the company, aiming to expand and strengthen its industrial gas market leadership posaition in the region. The decision to invest into a new production plant in Lithuania was influenced by growing demand of consumers and new projects of gas use”, - said Johanna Ylikoski, “AGA” Sales and Marketing Manager for Baltic region.

On the basis of technological solutions of “Linde Engineering”, design of production plant was prepared by “Baltic Engineers” – company having many years of experience in industrial design. According to the news release, other partners of construction, hardware mounting and power supply for systems installation will be selected in the near future. 

“We have been searching for the best place for construction of production plant for several months. The decision to choose Kėdainiai Free Economic Zone (FEZ) was made after evaluation of convenient geographic location and suitable infrastructure, and was also influenced by the successful negotiations with management of Kėdainiai FEZ, to whom we are grateful for smooth cooperation and comprehensive support”, - said Dalius Klyvis, “AGA” Business Development Manager for Baltic region. 

He has no doubts that air separating production plant, located closer to customers will not only reduce transportation costs and delivery time, but also ensure that environmental impact is minimized.

New gas production plant will be constructed on territory of 1 hectare. Here offices - household building, compressor building, rectification column, nitrogen and oxygen tanks, road-tankers filling stations and other technological equipment are planned to be constructed. Total area occupied by buildings, structures and other engineering equipment will cover around 1200 m2. Compressor building will occupy 290 m2 and offices building  - 90 m2.    

Most of the processes in production plant complex will be automated with employees and operators performing functions of systems and technologies maintenance. Also, special attention in production plant will be paid to work safety – most modern safety standards will be introduced and implemented in accordance with international practices.

“Complex planned to be constructed by company AGA is a prime example of future production, where the latest automated solutions will be applied. We are glad that more and more investors evaluate the strengths of the regions of the country and choose to develop their activities here”, - said Mantas Katinas, General Manager of “Investuok Lietuvoje”.

It will be the second air separating production plant of “AGA” in the Baltic States – the first one is operating in Latvia for 12 years.

The plans to construct air separation gas plant in Kedainiai Free Economic Zone are already becoming true. On 28th May the project was presented to the public, followed by Technical Design of the complex. Administrative-domestic building, compressor building, rectification column, nitrogen and oxygen tanks, road-tankers filling stations and other technological equipment will be constructed in the territory of 1 ha . The heat generated in the production process will be used for heating of the office building.

UAB “Baltic Engineers”, a company with an extensive experience in development of industrial objects was entrusted with adaptation of the plant for Lithuania. Industrial and medical gas company “AGA” is investing in oxygen and nitrogen plant in Kedainiai, and the complex will be constructed by “Linde Engineering”. Both companies are part of “Linde” plc, the world’s largest gas production company, operating in nearly 100 countries.

As construction preparation work has already been started, we will soon be able to offer our clients useful solutions to ensure the speed and accuracy of gas delivery. This is great news for the entire business sector of the Baltic countries”, says Johanna Ylikosi, the Head of Sales and Marketing for the Baltic region.

According to Darius Kvedaras, the Head of UAB “Baltic Engineers” oil and gas complexes in Lithuania are rapidly expanding and preparation of their design requires specific knowledge, therefore the company is pleased to cooperate with specialists of Linde Group. “One of our strengths is experience in team work with international companies in projects in Lithuania and other Baltic countries” – states D. Kvedaras. 

UAB “Baltic Engineers” in cooperation with Sofregaz SAS has already prepared pre-design proposals for the installation of liquid natural gas (LNG) regasification station in Druskininkai as well as has carried out FEED (Front-End Engineering Design) of AB “Klaipedos Nafta” LNG distribution station. Altogether 10 aboveground tanks with a total volume of 10 000 cubic meters were designed in Klaipeda redistribution station. Currently half of the planned tanks are already in place and the oil company is successfully loading a new cargo – LNG.

The newest “oil and gas” type complex implemented by UAB “Baltic Engineers” is oil product storage of UAB “Mockavos Terminalas”. The total storage capacity of “light petroleum products” is 12 000 cubic meters, where different tanks store diesel, petrol and biodiesel. Transhipment of products to road-tankers, train access by European and Russian track were solved in the complex. “We accompanied the Client during the whole process in this project: we carried out construction management, Technical and Working Design supervision, solutions optimization and construction technical supervision. We paid a lot of attention to search of contractors and control of the budget” – says the head of Baltic Engineers.     

A new production complex of Danish window and door production giant “Dovista” was opened in Marijampole FEZ territory. The complex, designed and supervised during construction by Lithuanian design and engineering consultancy company “Baltic Engineers”, distinguishes by its size, complexity and quality in Lithuania. State-of-art design technologies were used to implement ambitious solutions at a record pace.

Modern industrial complex designed during the first phase of development in territory of “Baltic FEZ” consists of industrial and warehouse buildings with a total area of almost 22 thousand square meters.

 “This project aspires to become the largest production complex in Lithuania. The expectations were raised high, so the model of integrated services was chosen. This allowed us to take care of the project from the very first to the last step, namely, from the Technical Design to the Building Permit and realization of the entire complex. In fact, when planning, designing and construction management services are in one hand, the processes are more efficient and high quality solutions can be ensured”, - says Darius Kvedaras, Managing Director of UAB “Baltic Engineers”. 

According to him, the complexity of project is well illustrated by the very first works of territory planning that had to be undertaken. During the initial Environmental Impact Assessment, not only the technological process of production was analysed, but also noise and pollution maps were produced by simulation method.

Later, using the most advanced 3D software for information building modelling BIM, the Technical Design of complex was produced, where 4 production and warehouse buildings were designed as well as such structures as boiler room, storage shed, gate house, 1000 cubic meters fire-water reservoirs. Buildings are designed to be easy to reconstruct and change technologies without major structural changes.

Interestingly, the production complex is heated using sub-product of production process - wood chips. Thus, the heating is generated from renewable source and drastically reduces waste. Currently, the total capacity of two boilers installed is 3,75 MW.

According to Kvedaras, due to the tight schedule of “Dovista”, securing the required power supply was a major challenge. For this purpose a separate transformer project was commissioned in parallel with construction of the main building. In cooperation with “Investuok Lietuvoje” and “Energijos skirstymo operatorius” uninterrupted power supply for testing of the equipment was successfully ensured.   

Another major challenge of this project was rainwater collection during the first phase of construction. 1500 cubic meters flow control unit and rainwater networks system were installed in the territory, which is planned to be further expanded in the future. At Client’s request, siphon (vacuum) system for rainwater collection from the roof was designed in the buildings. 

“Dovista” complex distinguishes by its attention to staff and its desire to maintain ties between production and administrative staff. Small outbuildings, both for work and meetings with specially fitted windows to production hall are designed. The administrative building also has windows that provide visual connection between colleagues.

Two completely independent IT network systems were designed on site to guarantee high reliability of data transfer. Each building is connected to network at two points on opposite sides of the building, so in the event of failure in one branch the connection availability is insured due to the reserve line.

The headquarters and a warehouse of international group of companies “Creolink” uniting “Libra Vitalis”, “Heliopolis” “Dotpack” in Lithuania, “Printpack Service” in Latvia and “Igepa Libra Vitalis” in Estonia were opened close to the western bypass of Vilnius. “Libra Vitalis” company of “Creolink” group invested nearly 9 million euros into the building of 12,4 thousand square meters. Design preparation was carried out and construction process was coordinated by project management and engineering consultancy company “Baltic Engineers”.

According to Darius Kvedaras, Head of UAB “Baltic Engineers”, the changing approach to logistics and industrial complexes are raising more and more challenges to designers and construction managers.

 “Recently, the focus on design work-place exclusivity, comfort and smooth process of setting in has been increasing. Clients are becoming more demanding on quality of environment, therefore, they are increasingly relying on project managers using modern technologies to manage design and construction processes” – states D. Kvedaras.

On the proposal of “Baltic Engineers” a closed competition was arranged where all participants were paid honorarium. The largest design companies invited were competing not only on bidding, but also on the vision of the future building. Usually the designer is selected on the basis of the lowest price bid and participates in the tender without consideration.

“Benefits of being able to compare and choose between several different ideas of the project are obvious. The project selected in this way will best meet the Customer’s expectations”, - says the manager of “Baltic Engineers”.

Apart from the storage premises, the office area of 1300 sq.m. and shopping floor space of 1000 sq.m. were designed. In order to ensure that all project tasks to be carried out by professionals of their field, different companies were entrusted with the interior design of these premises.

3D building information model (BIM) was used in design preparation and construction stages. Advanced methods enabled the management of a significant flow of changes, prompt identification of design deficiencies and timely resolution. Moreover, it accelerated decision-making, therefore, despite a large number of participants in the project, the major deviations from the planned schedule were avoided.

Distinctiveness of the building located at western bypass of Vilnius is apparent at the first glance. Corrugated aluminium elements of façade were specially designed and manufactured for the building. The main entrance is located under the console supported by diagonal columns. Brightly colored ramp niches brighten the warehouse part.  

Exclusive design workplaces were created behind the dynamic façade of office block, the authors of which are a team of architects A2SM. The main highlight of the second floor is atrium where microclimate maintained by humidification systems makes happy not only the plants, but also the staff during their breaks.

Solid materials: patio, wood showcases, ceramic bricks, openly exposed concrete surfaces were used for interior of offices located around the conservatory. Acoustic plaster ceilings were used to reduce ambient noise. The spotlights incorporated in them are visible only when they are turned on, therefore, the visual obstacles do not interfere with viewing the open space and enjoy the view through showcase windows.

Shopping floor space designed by “Dizaino matas”, a company specializing in this type of interior design, is very different from the office space. It focuses on products offered by the Client and their proper display.

The main storage hall is nearly 15 meters high, so it has racks as high as 10.5 m that are rarely found in similar buildings. The warehouse heating system is based on infrared radiation heating system.

In order to maximize the versatility of the space, a ceiling-mounted extinguishing system installed between racks was abandoned during the design process. A modern ESFR fire fighting system was designed instead, that does not interfere with movement of lifts and allows the storage space to be transformed without dismantling the system pipeline.  Carefully designed maneuvering pass, compactly generated auxiliary spaces and rational zoning of rooms have all contributed to greater efficiency of room use and reduced construction costs.

Along with subsidiary of UAB “Libra Vitalis”, employees of “Heliopolis” have also moved into the building. Next to the building, that was awarded energy class A, there is a parking space for over 140 cars and bicycles.

“We have long felt the need to join our logistics forces, to have modern offices and goods display in one place. We set really high standards to project and its implementers and we are pleased to have made them a reality”, - says Paulius Adomenas, CEO of “Libra Vitalis”.

Production complex of the German industrial giant “Continental” rising in Kaunas has been awarded for the use of advanced building information modelling (BIM) technologies in design and construction. It came to light on the 26th April when the results of the competition “Lithuanian BIM projects” were announced during construction exhibition ‘RESTA”. Sixteen strongest projects were selected for the competition including the “Continental” automotive electronics component factory that became the leader in the category of production buildings.

UAB “Baltic Engineers” is taking care of the design preparation and construction management of the plant – the company which was one of the first in Lithuania to started to use BIM tools in the whole process of project implementation. According to the manager of the company Darius Kvedaras, this project successfully integrated BIM capabilities from the concept to the construction site. “We make sure that Engineers, Contractors and Supervisors no longer have to carry stacks of paper on the construction site. Spatial model of building and design documentation are available on mobile devices by pointing the touchpad at the point of interest in the building, which allows to see the elements that have to be installed”, - says D. Kvedaras.    

In addition to AR (Augmented Reality) technology, UAB “Baltic Engineers” has also implemented “digital twin” in conducting integrated services of EPCM (Engineering Procurement Construction Management) in “Continental” project. It is a virtual model that represents the real state of the structure at a particular stage of work. Construction is constantly scanned with 3D scanner and the accumulated cloud of points is transformed into three-dimensional model, which allows to walk around on computer screen as well as to take measurements or leave comments. Special scanning not only facilitates the quality control of construction works is easier, but also further maintenance of building - it allows the operator to check at any time where and how the hidden engineering systems were installed.   

“We have worked with different industrialists in as many as four FEZ zones, where more and more modern production buildings are being constructed recently. “Continental” project stands out among them both in terms of investment size and extremely high quality requirements. Advanced design and construction methods implemented here are likely to set a good example not only for industry, but for the entire construction sector in Lithuania”, - says the head of UAB “Baltic Engineers”.

It is expected to be not the last evaluation of this project. “Continental” aims to become the first factory in Lithuania to receive high “gold” sustainability certificate of LEED (Leadership in Energy and Environmental Design) for design and construction work. The complex will also have to meet the highest reliability standards pursuant to “FM Global” requirements. Equipment automated under “Pramone 4.0” requirements can be also used in modern, high-tech factory and highly accurate microclimate will be maintained in production areas with the help of complex systems of ventilation units and large air volumes.

The competition “Lietuvos BIM projektai” arranged by public institution “Skaitmenine statyba” for the fourth consecutive year is aimed at evaluating the construction market leaders that apply modern building information modeling technologies. According to organizers, the projects submitted for the competition were evaluated given the use of BIM for design solutions, granting sustainability and “green” construction, as well as the use of information of innovative projects and application of standards and methodologies in projects. This office and storage building represents a smart project. In design preparation, we implemented a number of advanced solutions, such as saving ABB automated energy management system that controls lighting, heating and ventilation of the building: solid-state sensors detect the presence of people and control automatically. Those who have an electric car are welcome to drive in as fast car charging station is installed here!

Colleagues call it a ”Green BIM Spacecraft”. The building “was designed with a maximum particularity in 3D space – from LOD 250 till LOD 500. We were acknowledged and awarded for the application of advanced design platforms: the best BIM design of public building in “Skaitmenine Statyba”. Commercial and entertainment center “ŽALI” is a project implemented by a real estate project developer and manager “Baltisches Haus”.

We are proud to have contributed to the creation of a museum of art, constructed with private funds: we planned the territory and designed engineering networks. Due to exclusive architecture of D. Liebeskind, our team was challenged to design engineering networks so as they were invisible and occupied as little space as possible. Air conditioning units were installed in the museum café above the suspended ceiling. Service hatches can be seen after a very close look.

Development of a German giant in Kaunas Economic Zone has been entrusted to professionals of Baltic Engineers. Our responsibility is the development of all stages of production, storage and office building with a restaurant, involving design preparation and construction management. Energy efficiency of constructed production plant was accredited by world-wide known USGBC “LEED”.

We are very proud of this important object for Lithuania. We had the honour to cooperate with Icelandic state air traffic control company “Isavia”, the most experienced in this field, as well as with architects from Iceland “THG architektar”. It was a beneficial professional experience to design spaces of special significance and specifics.
